Terms & Conditions

These terms apply to services provided by PSR — Professional Service Restoration ("PSR", "we", "us") to you, the customer, anywhere in our Miami-Dade, Broward and Palm Beach County service area. Booking an appointment with us means you accept them.

Quotes and pricing

Phone quotes are made in good faith from what you describe: number of rooms, stairs, pets, fibre type, and time since the last professional cleaning. The quoted price stands unless the condition we find on arrival differs materially from what was described — heavier soiling, pet damage that wasn't mentioned, or areas added on the day. In that case we requote before starting work, and you're free to decline at no charge.

A per-visit minimum applies and will be stated when you book. Published price ranges on this site are indicative, not a contractual offer.

Our guarantee

If you're not satisfied with a cleaning result, tell us within 7 days and we'll return and re-clean the affected area at no charge. The guarantee covers workmanship. It doesn't cover permanent conditions we identified before starting — bleach spots, sun fading, fibre wear in traffic lanes — or soiling that occurs after we've left.

Access, preparation and your belongings

We move ordinary furniture and place protection under legs. We don't move beds, pianos, electronics, china cabinets or anything of unusual value or fragility; please clear small and breakable items before we arrive. Where a building requires certificates of insurance, vendor registration or elevator bookings, we handle the paperwork, but timely building access remains your responsibility.

Scheduling and cancellation

You can reschedule or cancel at no charge with at least 24 hours' notice. Same-day cancellations or no-access visits may incur a call-out fee equal to our per-visit minimum.

Payment

Payment is due on completion unless agreed otherwise in writing. Commercial and insurance-billed work is invoiced per the agreed terms.

Restoration work and insurance

For water, mold and fire restoration we document conditions from the first visit and can bill insurers directly where coverage applies. What your policy covers is a matter between you and your insurer; our documentation supports your claim, but we can't guarantee coverage decisions.

Liability

We're licensed and insured. Our liability for any claim arising from a job is limited to the value of that job, except where Florida law provides otherwise. Nothing in these terms limits liability that cannot lawfully be limited.

Governing law

These terms are governed by the laws of the State of Florida. Venue for any dispute is Miami-Dade County.
